These are our polices and procedures for showing/leasing houses.
Showing of Properties
- All Homes are shown by appointment only.
- All persons viewing the property must have valid ID.
- All appointments must be confirmed 30-60 min prior to the appointment or we will be unable to show the home.
Applications

- We require all persons over 18 living at the house to submit a separate application.
- The application fee is $30 per person or $50 for married couples. This must be in cash or certified funds made payable to Gulf Coast Equity Holdings LLC
- We make every attempt to process an application in one business day, but occasionally it takes longer.
- In the event we have multiple applications on a property, we will select the applicant who puts down a deposit and who is most qualified.
- Putting a deposit down upon filling out the application will move you ahead of applications without deposits.
- Until a lease is signed, we will continue to market the property.
Credit Check
- We do preform a credit check on all applicants.
- We require good credit to rent our homes, however we’re well aware of the foreclosure mess in the housing market. If it’s simply one or two issues, but you have the income and payment history in most cases this is fine.
Civil and Criminal history
- Have you ever been arrested?
- Have you ever been in litigation with a Landlord?
- Have you ever been evicted?
- Sexual predator search.
- National Terrorist Action List
- We require no criminal record for the last 5 years. Typically DUI or misdemeanors will not be counted against you because everyone makes a mistake. Violent felonies and recent drug related arrests will mean automatic rejection of application.
Rental History
- How often did you pay late?
- Did you leave owing money?
- How did you maintain the premises?
- Did you fulfill the terms of your lease?
- Were there any complaints against you or your guests?
- Have you ever been evicted?
Employment and Income Check
- Do you have a job or some other source of income?
- How long have you been at your job?
- Is your income verifiable?
Deposits and Rent
- Our typical deposit is one month rent. This is due at lease signing.
- If a deposit it submitted with an application it is only refundable if your application is rejected.
- The deposit is refunded no later than 15 days after your move out, in no event is it applied to the last month rent.
- The first and last month of rent is due upon move in, or at lease signing and must be paid in certified funds.
- In the event the lease does not start on the 1st of the month, the first month’s lease is pro-rated as follows:
- A full months rent is due upon move in, and on the first of the second month, the prorated first month amount will be due. Thereafter the normal monthly rent amount will apply.
- Rent is due on the 1st, which means it is due at the place of payment on the 1st of the month by 11:59PM. Ideally it should be mailed two to three business days before the due date, as we are not responsible for the delivery of the mail.
- Our normal lease is 12 months; we do offer 24 month leases at the same lease rate. 7 month leases are available at an additional cost.
Pets and other policies
- We welcome small well-behaved pets. This means no vicious breeds of dogs or exotic pets. (I’m truly sorry as I have had Dobermans before and it’s truly how they are raised, but insurance companies do not see it that way).
- We like to meet the dog/cat/bird/etc. to ensure it’s non-aggressive and properly socialized.
- There is a 20 dollar fee per pet per month, with a limit of 2 pets per rental.
- We do not allow smoking on in or at our properties.
- The yard maintenance is provided by the tenant, inquire about our lawn service if you are interested
- Utilities must be transferred into the tenants name by the commencement date of the lease
- Fees must be paid in cash, cashier’s check or money order
- At the end of any Tenancy, there is a minimum carpet and unit cleaning charge
All applications are processed without regard to the race, color, religion, sex, handicap, familiar status or national origin of the applicant.
